HOMEOWNER POLICY-FORMULATION

INSURANCE APPRAISAL

Dianna Bland Hancock of Bland Hancock Certified Appraisals received her Indiana Auctioneer License in 1982, studied at Indiana University, and is a certified personal property appraiser and member of the Certified Appraisers Guild of America. She has been employed and constantly active in these capacities, as well as in the realm of antiques and art since 1982. Dianna concentrates in the U.S. Midwest from her home base in South-central Indiana.

The “Homeowner’s Policy-Formulation Insurance Appraisal” is a package that the homeowner receives and includes certified and detailed reports in industry-approved and court-approved format.   Also contained in the package is an album of color digital prints, a CD containing the report(s) and the photos.   Additionally, the homeowner(s) works one-on-on with Dianna, a knowledgeable and professional antiques and personal property appraiser in a strictly confidential and time-efficient manner at all times.

“What specifically is a Homeowner’s Policy-Formulation Insurance Appraisal?”

** This appraisal reflects the overall value of everything you have in your home/garage/outbuilding(s), etc.    To begin with, most homeowners own an insurance policy which covers “contents” of the home/garage/outbuilding(s). How does one know how much coverage to allow for in the event of loss of this personal property (contents)? Dianna Bland Hancock of Bland Hancock Certified Appraisals conducts and produces the ‘policy-formulation insurance appraisal,’ which is conducted when the homeowner is simply curious as to what his/her collection and/or entire household is worth in order to insure its value.  This can reflect the contents of the entire home and outbuildings (antique, vintage, modern and contemporary as a whole, including vehicles). As well, this appraisal can regard only the antiques and art in your home or whichever items the homeowner chooses for appraisal.  Once more, the report can reflect the value for a specific collection in your possession (i.e. collection of framed art, collection of classic cars, collection of coins, collection of costume jewelry, collection of primitives, collection of coverlets and quilts, etc.).   Dianna works one on one with the homeowner(s) in a highly-efficient, professional, and strictly confidential manner.

To repeat, efficiency, professionalism, and confidentiality are profoundly underlined. A list of references and past clients will be provided upon request.

There is another type of insurance appraisal, the “casualty-loss appraisal” and unfortunately, this type is conducted after a loss has occurred and in the case where there was not a previous appraisal conducted and no documentation or records exist of the item(s) in question.  Obviously the most efficient way of being prepared for a casualty loss, is by having the ’policy-formulation appraisal’ conducted before any type of unpredictable loss occurs. In the case when there has not been a certified appraisal completed prior to a casualty loss occurring, it is then that Dianna goes in and works with the homeowner to produce a fair report that reflects a value for the item(s) involved in the loss. When there have been numerous items involved in this particular loss, these reports are most tedious for the homeowner(s), as one can imagine. Keep in mind that whatever the insurance policy’s “total contents” coverage amount is currently, this is the highest amount of recuperation the homeowner can receive, regardless of how much value your “post-loss appraisal” reflects. This is a serious situation that a homeowner can be in control of with a simple plan that includes having Dianna Bland Hancock conduct and produce your “policy-formulation insurance appraisal.”   Property owners can then be confident that adequate coverage is in place if ever a loss occurs.

Bland Hancock Certified Appraisals also conducts and provides appraisals for estate-purposes, dissolution purposes, and bankruptcy. Additionally, verbal appraisals (no documentation) are available.

Yes, we conduct appraisals every week. Dianna L. Bland Hancock and Dirk R. Bland are educated and trained in personal property appraising and have decades of quality experience in professional valuations for estate planning, probate estate purposes, insurance purposes, divorce purposes, casualty loss purposes, as well as bankruptcy.  Some of our clients simply wish to know the current market value of their collections. 

Dianna works with many individuals in their home to formulate an overall value of the worth of their homes' contents.  When reviewing a homeowners' policy, many private individuals have Dianna come in and inventory their antiques and collections resulting in a certified and professionally documented appraisal report for the homeowner.  Dianna not only appraises antiques and collections, but also what items are in the attic, basement, garages/shops, barns, etc.  This documented report is then used by insurance companies in the case of formulating a policy or in the case of a casualty-loss claim from fire or theft, etc.  Dianna strictly adheres to confidentiality and professionalism at all times. 

Our valuations are based on our constant activity in the auction industry, our prior extensive education, training and experiences in appraising, and our infinite internet databases, all of which result in vast, quality knowledge in providing these appraisal reports. We follow government and industry guidelines in our report formats, and, again,  we strictly adhere to confidentiality and professionalism at all times. We format our reports to the highest of industry standards to provide you, our clients, with all of the answers to your appraisal needs.

Our appraisal reports are frequently used by leading attorneys seeking professional opinions on values of merchandise. We provide “Expert Witness” for testimony in a court of law or deposition for the court. A separate fee will be charged and is based on current billing rates.

Why are insurance appraisals vital? What happens if a collection is lost? What if your silver, your art and antiquities, your shop and/or household are in a fire or burglary? Be aware that there are rules. The IRS and the insurance companies have rules. The time to get all of this information, of course, is before it is needed. Rates:  What do we charge for our appraisals?   We charge on an hourly basis, as this is the fairest and most professional way to bill appraising services for you, the client.  Whether you retain  us as your appraisers or another firm, please be advised that an appraiser or appraising firm which attempts to charge the client based on a percentage (a commission) of the gross value of the appraisal is offending the ethics of personal property appraising.  Candidly, the client  is being cheated.  Bland Hancock Certified Appraisals  adheres to and values these ethics, thus charges on an hourly basis.
